What the Cleveland County Housing Market Is Doing in 2026
Cleveland County remains one of the most affordable markets in the region. The average home value here sits around 214,000 dollars, essentially flat over the past year, while neighboring Gaston County runs closer to 300,000 dollars.
Recently reported figures put the median sale price near 237,000 dollars at about 160 dollars per square foot, with homes taking a median of roughly 77 days to sell compared to about 67 days a year earlier.
But the county averages hide what actually matters. Look at individual recent sales and the pattern is unmistakable. A house on Hidden Cove Drive in Shelby sold for 574,000 after 163 days on market. A Lawndale property sold for 84,000 after 122 days. A Kings Mountain home moved in 30 days, another took 132.
Here is the plain reading. Time on market in Cleveland County is wildly inconsistent, and condition is the reason. Updated homes in desirable pockets still move. Anything dated, rural, or needing work can sit four, five, even six months, and frequently sells below asking after a price cut.
If your house falls in that second category, the honest question is not whether you can eventually sell it on the open market. It is whether you can afford to carry it for five months while you try.
Who Buys Houses for Cash in Cleveland County
Something worth knowing up front: Cleveland County has noticeably fewer active cash buyers than Gaston or Mecklenburg. We are farther from Charlotte, the price points are lower, and a lot of investors will not drive out here for a 120,000 dollar house.

Less ideal for: Anything in the northern or western reaches of the county, Casar, Polkville, Belwood, Mooresboro, Lattimore, where you will often struggle to get anyone to make the drive.

Kings Mountain has a population of about 11,118 and is the second largest city in Cleveland County, with a small portion of the city extending across the line into Gaston County.

Boiling Springs has a population of about 4,674 and is home to Gardner-Webb University.
The university changes the housing math here. Lawndale sits in the northern part of Cleveland County along the First Broad River.
Lawndale is where the county’s affordability is most visible. Recent sales here have gone as low as 84,000 dollars, and properties frequently sit well past 100 days on market. Manufactured and mobile homes are common, and most national buyers and iBuyers simply will not touch them.

Grover sits at the southern edge of Cleveland County, close to the South Carolina line and Interstate 85.

Fallston property tends toward larger lots and rural acreage, which is a category most cash buyers handle poorly. Cleveland County Rules That Affect Your Closing
Four things are true regardless of which Cleveland County town you are in.
North Carolina is an attorney closing state. Your closing happens at a licensed North Carolina attorney’s office, not a title company. Any buyer who says otherwise does not close in this state regularly. We wrote more on what the closing attorney actually does.
The seller pays the excise tax. North Carolina charges 2 dollars per 1,000 dollars of sale price, also called revenue stamps, and by custom it comes out of the seller’s proceeds. On a 237,000 dollar Cleveland County sale, that is about 474 dollars.

Foreclosures run through the Cleveland County Courthouse in Shelby, with the Clerk of Superior Court supervising the process.
