J&B Homebuyers is a Shelby NC based cash home buying company founded in 2019 by Joshua Brooks and Jessica Quito. We are a small family team and we like it that way. Since 2019 we have personally purchased 45+ houses across Cleveland, Gaston, Catawba, Lincoln, and Mecklenburg counties in western North Carolina.

Meet Joshua Brooks, Co Founder
Joshua was born and raised in Shelby North Carolina. He graduated from Crest High School and then went on to play junior college baseball at Blue Ridge Community College. Baseball taught him a lot about grinding through long seasons and staying focused when things are not going his way, both of which turn out to be useful in real estate.
Joshua grew up in and around construction. His dad was a contractor for his whole career, and Joshua spent his childhood on job sites learning how houses actually work. He can walk into a Shelby ranch house today and know within minutes whether the foundation is settling, whether the roof has real life left in it, and whether the HVAC is going to need to come out. That construction background is what led him into real estate, and it is why our offers reflect the true cost of what a house needs, not a lowball guess.
He started J&B Homebuyers in 2019 with a simple goal. Give Cleveland County families a trustworthy option when they need to sell a house fast, and treat every seller the way he would want his own family treated.
Meet Jessica Quito, Co Founder and Licensed NC Real Estate Agent
Jessica is a licensed North Carolina real estate agent and the other half of J&B Homebuyers. Her path here looks different from Joshua’s, which is exactly why the two of them work well together.
Jessica grew up in Queens, New York City. She graduated from Queens Vocational and Technical High School and then went on to Metropolitan College of New York, where she earned her Bachelor’s degree and then a Master’s degree in Education. Before real estate, Jessica was a classroom teacher. Teaching gave her patience, the ability to explain complicated ideas in plain language, and the discipline of actually listening to what a person needs, which turn out to be the exact skills a stressed seller needs on the other side of the table.
When Jessica moved south to North Carolina, she earned her NC real estate license because she wanted to help homeowners have real options. That license is why J&B can offer something most cash home buyers cannot. When we walk a property we can either buy it with cash or Jessica can list it and represent the seller in a traditional sale, whichever actually nets the seller more money. We tell the seller upfront which path is better for their situation.

What Makes J&B Different
We are direct buyers, not wholesalers. When we buy your house, the name on the deed at closing is J&B Homebuyers. We do not assign contracts. We do not shop the deal to other investors. We do not send a contractor to do our walkthrough. Joshua or Jessica personally sees every property.
Jessica is a licensed NC real estate agent. That gives our sellers two paths from one conversation. If a cash sale is the right fit for your situation, we buy directly. We close through a North Carolina licensed real estate attorney. North Carolina is an attorney closing state. We have relationships with title attorneys in every county we work in. That protects sellers from title problems, back taxes, and hidden liens.
