Best Cash Home Buyers in Gaston County NC: An Honest 2026 Guide

Best cash home buyers in Gaston County NC 2026 guide covering all 13 towns

Disclosure: This guide is published by J&B Homebuyers, a Shelby NC based cash home buying company that buys properties throughout Gaston County. We are one of the buyers reviewed below. We have done our best to describe every option honestly, including where a competitor or a traditional listing would serve you better than we would. Where that is true, we say so.

Gaston County has thirteen incorporated towns, more than any other county in North Carolina. That is not trivia. It is the reason selling a house here is more complicated than most sellers expect.

A brick ranch in Bessemer City, a riverfront property in Belmont, and a mill house in McAdenville sit within about twenty minutes of each other and are three completely different selling situations. Most companies that buy houses for cash treat the entire county as one line on a map, price everything off Gastonia comparables, and move on.

This guide does the opposite. Below is what the Gaston County market is actually doing in 2026, who is buying houses for cash here and what each buyer is genuinely good and bad at, what selling looks like in each town, the county specific rules that affect your closing, and an honest read on when a cash sale beats listing and when it does not.

What the Gaston County Housing Market Is Doing in 2026

The median home sale price in Gaston County has been running around 300,000 dollars, down roughly 5 percent from a year earlier.

In Gastonia specifically, the median sale price was about 292,000 dollars over the three months ending in May 2026, with a median price per square foot of about 170 dollars, down about 9 percent year over year.

The more important number is time. Homes in Gastonia have been selling after a median of about 94 days on market, compared to about 71 days a year earlier. Volume fell as well, with 301 homes sold in May against 373 in the same month a year prior.

Here is what that means in plain terms. Buyers have more leverage than they did two years ago. Houses in good condition still sell, but they sit longer. Houses needing work sit much longer, and the offers that do arrive usually come with repair demands attached.

That does not automatically make a cash sale the right answer. It does mean the gap between listing and waiting versus selling now is narrower in 2026 than it has been, and every extra month on market is another mortgage payment, another insurance premium, and another month of carrying a house you are trying to leave.

Who Buys Houses for Cash in Gaston County

Cash buyers in this county fall into three groups, and the differences between the groups matter far more than the differences within them.

Local Direct Buyers

J&B Homebuyers
Based in Shelby, about 25 miles west of Gastonia. Direct buyer, not a wholesaler. Co founded in 2019 by Joshua Brooks and Jessica Quito. BBB A+ rated since June 2023. More than 55 homes purchased across Cleveland, Gaston, Catawba, Lincoln, and Mecklenburg counties. Pays all closing costs and Gaston County recording fees. Joshua or Jessica personally walks every property before an offer is made.

Best for: Sellers who want to talk to the person actually buying the house, need a flexible closing date, want the offer to equal what they receive at closing, and own property in the smaller Gaston towns where national buyers will not go.

Less ideal for: Sellers whose house is in good condition and who have the time to wait out a traditional listing. On a solid Gaston County home, a listing typically nets more after commission than any cash offer, including ours.

Other local and regional investors
Several smaller Charlotte area investment companies buy in eastern Gaston County, particularly Belmont, Mount Holly, and Cramerton, where the Charlotte commute supports values. Activity tends to concentrate on lower price point properties needing significant renovation.

Best for: Distressed properties in the eastern half of the county.

Less ideal for: Sellers in the western towns like Cherryville and Bessemer City, and sellers who want a documented track record of completed local closings before committing.

National Franchises and iBuyers

We Buy Ugly Houses, operated by HomeVestors
A national franchise with territory covering the Charlotte region. The local franchisee does the actual buying, so your experience depends almost entirely on which franchisee handles Gaston County calls.

Best for: Sellers who want a recognized national brand name.

Less ideal for: Sellers who want deep local knowledge rather than franchise training, particularly in the smaller towns.

Mark Spain Real Estate
A large regional brokerage headquartered in the Atlanta metro with a Charlotte office, running both a guaranteed cash offer program and a traditional listing brokerage. They cover Gaston County from Charlotte rather than from a local office.

Best for: Sellers who want to weigh a cash offer and a traditional listing in the same conversation.

Less ideal for: Sellers who specifically want a fast as is cash sale without a listing pitch attached. Be clear at the start about which program you are evaluating, because the two have different timelines and costs.

Opendoor
A national iBuyer making algorithmic offers, with service fees generally in the 5 to 6 percent range, focused on newer and less distressed homes.

Best for: Newer Gaston County homes in good condition where the seller wants an instant number.

Less ideal for: Older or distressed property, and essentially all of the small towns. Algorithmic underwriting penalizes condition heavily and struggles badly where comparable sales are thin.

Online Marketplaces and Lead Networks

HouseCashin, OfferMarket, Sundae, HomeGo and similar platforms
These collect seller information and route it to networks of investors. You may receive several offers, but the buyer you ultimately close with is often unknown until late in the process, and contracts sometimes get reassigned.

Best for: Sellers who want to compare multiple offers quickly and do not mind not knowing exactly who is buying.

Less ideal for: Sellers who want one accountable contact from offer through closing, and sellers who want to verify a buyer’s local track record before signing.

How to Vet Any Cash Buyer in Gaston County

Six questions. They apply to us as much as anyone.

Ask whether they are a direct buyer or a wholesaler who will assign your contract to someone else. Ask for proof of funds. Ask for a recent closing in Gaston County specifically, not just the Charlotte area. Ask whether the person on the phone is the person who will walk your property. Ask whether closing costs come out of the offer or are paid on top of it. Ask what happens to the price after the inspection.

A legitimate buyer answers all six without getting defensive. For a deeper company by company breakdown of the Gastonia market, see our full Gastonia comparison.

Selling Your House Fast in Gaston County, Town by Town

Sell Your House Fast in Gastonia NC

Gastonia is the county seat and the largest municipality in Gaston County, with a population of about 80,411, located roughly in the geographic center of the county.

Gastonia has the deepest inventory and the widest range in the county, from mill era homes near downtown to newer subdivisions on the edges. It also has by far the most cash buyer competition, which works in your favor. If you own in Gastonia, you should be collecting more than one offer.

Start on our Gastonia page, or read the company by company Gastonia comparison.

Sell Your House Fast in Mount Holly NC

Mount Holly is the second largest municipality in Gaston County, population about 17,703, sitting on the banks of the Catawba River.

Mount Holly was the center of Gaston’s textile economy in the late 1800s. Today it has a revived historic downtown, an arts district, more than 27 miles of shoreline, and the River Hawk Greenway, which has drawn buyers from across the river in Mecklenburg County.

For sellers that means Mount Holly property in decent condition often does well on a traditional listing, and we will say so directly. Where a cash sale tends to make more sense here is inherited property, estates moving through probate, and homes that have not been updated in decades. See our Mount Holly page or our guide to avoiding probate delays in Mount Holly.

Sell Your House Fast in Belmont NC

Belmont has a population of about 15,010 and sits on a peninsula bounded by the Catawba River, Lake Wylie, and the South Fork of the Catawba.

Belmont carries the strongest pricing in Gaston County, and it is the town where we most often tell sellers to consider listing rather than selling to us. Proximity to Charlotte, water access, and a genuinely walkable downtown have supported values here.

The exception is distressed property. Belmont has plenty of older housing behind the attractive downtown, and a house with real problems does not benefit from a desirable zip code. If that is your situation, read selling a distressed house in Belmont or start on our Belmont page.

Sell Your House Fast in Cherryville NC

Cherryville sits in the northwestern corner of Gaston County, was incorporated in 1881, and has a population of about 6,078.

Cherryville is farther from Charlotte than the eastern Gaston towns and pricing reflects that. Much of the housing is older and owned outright by longtime residents, which is why we see a high share of inherited property and downsizing situations here.

Cash buyer competition in Cherryville is thinner than in Gastonia, which cuts both ways. Fewer offers, but the buyers who work out here actually know the market. More at we buy houses in Cherryville.

Sell Your House Fast in Dallas NC

Dallas is the oldest incorporated town in Gaston County, incorporated in 1863, with a population of about 5,927. It served as the county seat for 64 years until Gastonia took over in 1911, and the old courthouse still stands in the town square as City Hall.

Dallas is primarily residential, with most residents commuting elsewhere for work. Housing ranges from well kept older homes around the square to newer construction. Sellers here are usually weighing a listing against a fast sale, which is exactly the comparison we run in cash offer vs traditional listing in Dallas. Our Dallas page has the form.

Sell Your House Fast in Bessemer City NC

Bessemer City is in the western section of Gaston County at the foot of Whetstone Mountain, incorporated in 1892, with a population of about 5,428.

The town has a mining and industrial history and has seen renewed activity around lithium processing in the area. Housing stock skews older and more affordable, and there is a meaningful concentration of rental property, which is why we talk to a lot of landlords here who are finished being landlords.

If that is you, read selling a rental property in Bessemer City or go to our Bessemer City page.

Sell Your House Fast in Cramerton NC

Cramerton began as a mill village founded in 1915 by Stuart W. Cramer to house workers at the Mays and Mayflower Mills, and has a population of about 5,296.

Cramerton is now primarily residential and has grown substantially over the past two decades. Original mill village housing sits alongside much newer development, which creates an unusual spread of condition and value inside a very small town. Two houses four blocks apart in Cramerton can be a hundred thousand dollars apart, and out of area buyers get that wrong routinely.

More at we buy houses in Cramerton.

Sell Your House Fast in Stanley NC

Stanley is in the northeastern section of Gaston County, has a population of about 3,963, and was originally known as Brevard Station before taking its current name in 1911.

Stanley has a cotton mill history dating to 1891 and a mix of industry in the area today. It sits closer to Lincoln County and the Lake Norman side of the region than to the Charlotte core, and its market behaves differently because of that. Stanley is one of the towns where sellers most often tell us nobody local ever called them back.

If you own here, you will talk to Joshua or Jessica, not a call center. More at sell your house fast in Stanley.

Sell Your House Fast in Lowell NC

Lowell is located on NC Highway 7 just east of Gastonia, was incorporated in 1879, and has a population of about 3,654. It was named after Lowell, Massachusetts, the textile town near Boston.

Lowell is a small, tidy community that historically drew employment from several textile plants. It sits close enough to both Gastonia and Belmont that values get pulled in two directions depending on which side of town the property is on. More at we buy houses in Lowell.

Sell Your House Fast in McAdenville NC

McAdenville has a population of about 890, was incorporated in 1883, and is known across the region as Christmas Town USA for its annual lights display.

McAdenville remains substantially a mill community with a large share of privately owned homes. It is small enough that comparable sales are genuinely thin, which means automated valuation tools do a poor job here. A buyer who has actually driven McAdenville will value your house differently than an algorithm will. See we buy houses in McAdenville.

Sell Your House Fast in Ranlo NC

Ranlo has a population of about 4,511 and took its name from the first letters of the surnames Rankin and Love. Its incorporation in 1963 is what gave Gaston County its claim to more incorporated towns than any other county in North Carolina.

Ranlo is a small working town just outside Gastonia with a textile and manufacturing history, and housing here is modest and generally affordable. Because it is small and sits right against Gastonia, out of area buyers habitually price Ranlo property off Gastonia comparables, which is not the same market. Ask any buyer to explain exactly how they arrived at their number.

We buy in Ranlo, and we will come look at the property.

Sell Your House Fast in High Shoals NC

High Shoals is the smallest incorporated town in Gaston County with a population of about 595, and it is the county’s newest municipality, incorporated on November 6, 1973. It was once a wholly owned textile community.

Sales in High Shoals are infrequent enough that most national buyers and iBuyers will not make a serious offer, because their models cannot get comfortable without comparable data. If you own here, expect the big platforms to ignore you and expect to need a local buyer willing to drive out and look.

We will drive out and look.

Selling in Spencer Mountain and Dellview

Spencer Mountain and Dellview are Gaston County’s two unincorporated areas.

Both are small enough that they almost never appear in any buyer’s marketing, which is precisely why owners here struggle to get anyone to show up. Call us and we will come out.

One note on Kings Mountain. It technically crosses the county line, but the large majority of it sits in Cleveland County, so we cover it on our Kings Mountain page rather than treating it as a Gaston County town.

Gaston County Rules That Affect Your Closing

Four things are true regardless of which Gaston County town you are in.

North Carolina is an attorney closing state. Your closing happens at a licensed North Carolina attorney’s office, not a title company. Any buyer who tells you otherwise does not close in this state regularly.

The seller pays the excise tax. North Carolina charges 2 dollars per 1,000 dollars of sale price in excise tax, also called revenue stamps, and by custom it comes out of the seller’s proceeds. On a 300,000 dollar Gaston County sale, that is 600 dollars.

Deeds record at the Gaston County Register of Deeds. Recording fees are set by state statute. When we buy, we cover them.

Foreclosures run through the Gaston County Courthouse, located at 325 Dr. Martin Luther King Jr. Way in Gastonia, with the Clerk of Superior Court on the first floor. You can confirm court locations and contacts through the North Carolina Judicial Branch Gaston County page. After a foreclosure auction there is a 10 day upset bid period, and upset bids must be made in person at the Clerk’s office in cash or certified funds.

That upset bid window matters if you are behind on payments, because it means a foreclosure is not truly final the instant the auction ends. Far more important, a sale that closes before the auction date pays the loan off, stops the process entirely, and keeps a foreclosure off your credit report. If that is your situation, do not wait.

When a Cash Sale Beats Listing in Gaston County, and When It Does Not

We would rather tell you the truth than win a deal you should not do.

A traditional listing usually nets more if your house is in good condition, you can handle showings, and you can wait out the current market. At roughly 94 days median time on market, waiting is a real commitment right now, but on a solid house the math still usually favors listing.

A cash sale usually makes more sense if the house needs work you cannot or do not want to fund, you have a foreclosure auction date on the calendar, you inherited a property you cannot maintain from a distance, you are a landlord finished with tenants, you are going through a divorce and need a clean split, or something else in your life depends on a certain closing date.

Run both numbers before deciding. Ask an agent for a realistic net after commission, concessions, and repairs. Ask a cash buyer for a written offer. Compare what you actually walk away with, not the headline price. Our free net proceeds calculator handles the listing side of that math.

Frequently Asked Questions About Cash Home Buyers in Gaston County

Do cash home buyers work in the small Gaston County towns?

Some do and most do not. National platforms and iBuyers generally avoid Ranlo, High Shoals, McAdenville, Spencer Mountain, and Dellview because thin comparable sales data makes their models unreliable. Local direct buyers, including us, will come look at the property regardless of which town it is in.

Are cash offers in Gaston County below market value?

Yes. Cash offers generally land at 60 to 80 percent of after repair value, because the buyer absorbs the repair cost, the holding cost, and the risk. What you trade that discount for is speed, certainty, no commission, no repairs, and no showings. Whether that trade is worth it depends entirely on your situation.

How fast can a Gaston County house sale close?

As little as 7 days when title is clean and the closing attorney has availability. Estates, liens, and unresolved title issues take longer. Any buyer promising 7 days on a property with a known title problem is telling you what you want to hear.

Which Gaston County towns are hardest to sell in right now?

The smallest ones, and the reason is data rather than demand. High Shoals, McAdenville, Spencer Mountain, and Dellview have so few annual sales that automated valuation models and national iBuyers cannot underwrite them confidently, so owners there are frequently lowballed or ignored entirely.

Should I get more than one cash offer in Gaston County?

Yes, always, including when you are talking to us. Two or three offers show you where fair value sits. Be aware the highest number on paper is not always the number that closes, so ask each buyer what happens to their offer after the inspection.

Can I sell a Gaston County house that is in foreclosure?

Yes, as long as the auction has not happened and the sale has not been confirmed. A cash sale that closes before the auction date at the Gaston County Courthouse pays the mortgage off in full and cancels the foreclosure, which keeps the foreclosure entry off your credit report.
