What to Look for in a Charlotte Cash Home Buyer

Charlotte’s market has so many cash buyers that the evaluation criteria matter more here than anywhere else in our coverage area. Here is what to weigh.

Are they a direct buyer or a wholesaler?

In a crowded market like Charlotte, the percentage of wholesalers is enormous. Many of the ads, signs, and direct mail you see are wholesalers, not actual buyers. A direct buyer closes with their own funds. A wholesaler signs a contract with you and then tries to assign that contract to a real investor for a markup. Ask directly.

Have they actually closed in Mecklenburg County?

Anyone can claim Charlotte coverage. Ask for an example of a recent Mecklenburg County closing with the rough address (a buyer’s privacy obligation prevents them from naming the seller, but they can describe the property and neighborhood). A buyer who cannot give you a specific recent example is probably testing whether they can fit your house into their pipeline rather than actually buying in Charlotte.

Do they understand which Charlotte submarket your house is in?

Charlotte is not one market. The pricing model for a 1920s bungalow in NoDa or Plaza Midwood is completely different from a 1990s ranch in University area, which is different again from a Ballantyne McMansion or a South End condo. A buyer who quotes the same percentage of after repair value across all of Mecklenburg County does not actually understand Charlotte.

Do they pay closing costs and avoid surprise fees?

iBuyers like Opendoor and Offerpad charge service fees of 5 to 8 percent that come off your net at closing. Local direct buyers should not. Mark Spain’s cash arm has its own pricing model. Always ask whether the offer number is what you receive or what you negotiate from.

Will they actually visit the property?
